Our innovative and experienced team collaborate on projects from conception to completion, from design to project management, contract administration and a full interior design service. 

Our studio focuses on creating bespoke, high-end residential homes, including new builds, renovations and alterations. Proud members of our community, we have been involved in a range of commercial architecture projects for public and tourism sectors in our local area.

Our projects are predominantly located in the wider Queenstown Lakes region, Central Otago and Mackenzie Country. We are adept at implementing the design process from afar, as many of our clients are located out of town or internationally.

Our approach

Each commission is considered a bespoke and site specific project. We focus on the needs of the client as well as the unique environmental conditions and natural surroundings of the site, using best practice building techniques to maximise potential.

Our Process

As an NZIA (New Zealand Institute of Architects) registered practice, each project follows standard design and construction stages. We offer optional levels of service, from a design service through to full construction management and interior design. 

Design Stages

Stage 1 – Site analysis for due diligence and pre-design
Stage 2 – Concept design
Stage 3 – Preliminary design to Resource Consent Application
Stage 4 – Developed design
Stage 5 – Detailed design to Building Consent Application stage

Contract Management Stages

Stage 6 – Contractor procurement & tendering
Stage 7 – Contract administration and observation of the contract works
Stage 8 – Financial administration of contract works
Stage 9 & 10 – Interior design and fixtures/fittings selections

 

FEE STRUCTURE

Our fee structure varies depending on the level of service our client requires, including the following options:

Option 1: Limited Core Services

We take the project through to building consent stage (Stage 5), ready to hand over to your builder.  

Option 2: Limited Services

Includes Option 1, then also allows for tendering process (Stage 6) and construction observation (Stage 7). 

Option 3: Full Services

Includes Option 1 & 2, then also allows for specialist stages, including financial administration (Stage 8), interior design assistance and specialist joinery design (Stages 9 & 10). 

PROJECT MANAGEMENT & INTERIOR DESIGN

We have an experienced Project Manager and Interiors team in-house. We find using the same team for both the architecture and interior of a project can achieve a more cohesive outcome due to our detailed understanding of the overall project.

Our interior design service (Stages 9/10) includes:

  • Custom joinery and furniture design for kitchens, bathrooms and built-in storage
  • Supplying interior elevations to show layout and design
  • Working alongside our client to select interior products, materials and finishes.

 

Specialist Consent Applications

Wanaka and Queenstown are surrounded by incredible natural landscapes, and we seek to design buildings that accentuate and enhance this environment. We prepare complex Resource Consents and Building Consent Applications for sensitive and outstanding visual amenity landscapes, in new or existing subdivisions and developments.

 

Areas we service

Wanaka, Queenstown, Central Otago region (Alexandra, Clyde, Cromwell), Mackenzie region (Twizel, Ohau) and North Otago (Oamaru, Timaru). Remote design and project management for our New Zealand wide and international client.
