Norman Terrace Renovation, Wānaka

Once a part of Wānaka Station and a stones throw from the heritage site’s park, this extensive, transformational renovation replaces the original dwelling with a contemporary design that responds sensitively to its context and site covenants.

The two-storey, double-gable form creates a strong architectural presence, with the entrance and carport carefully recessed to accommodate larger vehicles and boats while maintaining the clean lines of the façade. A cohesive cladding selection of stacked-bond concrete block, colorsteel, and both vertical and horizontal cedar brings visual, linear interest and accentuates the angled roofline.

Designed for family gatherings and extended stays, the layout was informed by the site’s original house and provides four bedrooms plus a dedicated bunk room — a modern retreat for leisuring at Lake Wānaka. With the expansive views towards Eely Point and Mount Iron, within short proximity to the water, this home will be a welcoming base for generations to come. Completion is anticipated for early 2026.
